The Benson ADU San Francisco Guarantee

When you build an ADU, a home addition, or a room addition in San Francisco, the paperwork matters as much as the framing. Our guarantee is simple and it’s in writing before a single permit gets pulled: a written price before any work starts, a 365-Day Done Right Promise, and a written guarantee on every project we complete. If something isn’t right within a full year, we make it right. No phone tag, no finger-pointing, no “that’s a manufacturer issue.” You call, we fix it. That’s the Benson ADU San Francisco standard, and it’s stamped on every contract we sign.

What’s Covered

Here’s what our guarantee covers, plain and direct:

  • Workmanship for 365 days. If anything we built, installed, or finished isn’t right within a full year, we come back and make it right at no cost to you.
  • Written pricing before work starts. Every project includes a written price before any work begins. No verbal estimates that shift later, no scope creep billed after the fact.
  • Parts and materials handling. We build with leading prefab ADU brands like Abodu, Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed, plus James Hardie cladding. If a covered component fails, we coordinate the fix. We don’t dump a 1-800 number on you and walk away.
  • Cleanup and site respect. You know exactly who is on your property: background-checked, uniformed technicians. And we leave your San Francisco lot the way we found it, minus the debris.
  • A free second visit. If any covered repair fails, we come back again, free. That is spelled out in the written guarantee, and we honor it.

What Does the 365-Day Done Right Promise Actually Cover?

Everything we build, for a full year. If a door we hung settles out of square, if trim pulls away, if a prefab panel seam opens up, if a Hardie joint cracks, we come back and we fix it. The 365-Day Done Right Promise means what it says: if the work isn’t right within 365 days, Benson makes it right. There is no prorated coverage, no “that’s normal settling,” no initial-90-days fine print. You get the full year, in writing, on paper.

San Francisco builds bring their own challenges: marine air, seismic movement, tight lots, and the reality that a house on a hill settles differently than one on flat ground in the Sunset. We know what normal looks like after a year near the Bay, and we know what isn’t normal. If it’s our work and it’s wrong, we fix it. Call (424) 328-5746 and we’ll schedule the visit.

Our Satisfaction Promise

The bedroom inside a new ADU

If you are not satisfied with the finished work, here is exactly what happens. You call us at (424) 328-5746. A live person answers, not a voicemail loop, any day of the year. We schedule a walkthrough. Troy Eastman, the owner, or one of our senior builders comes out and looks at the specific issue with you, not from an armchair. If it falls under the 365-Day Done Right Promise, we schedule the repair and we do it. If it’s a materials or manufacturer issue, we act as the go-between with the prefab brand, whether that means Abodu, Dvele, Mighty Buildings, or Boxabl. You are never left holding a warranty card and a toll-free number.

The whole point of a written guarantee is that you don’t have to wonder whether you’ll be taken care of. You already agreed on it, in writing, before we drove the first nail. That’s the process, and it’s the same whether you’re building a backyard ADU in the Outer Sunset or a top-floor room addition in the Richmond.

Licensed & Insured Backing

A guarantee is only as strong as the company standing behind it. Benson ADU San Francisco is licensed and insured, which means two things for your project. First, licensing means we are accountable to California’s contractor standards, including how we handle permits, inspections, and building code compliance on every ADU and room addition we build in San Francisco. Second, insurance means that if something goes wrong on the job site, you are not the one holding the bill. That is the real backbone behind the 365-Day Done Right Promise: a company that carries the proper credentials, not just a promise that sounds good in a brochure.

We’re part of the Relay Home Co. family, founded in 2006, and our San Francisco location is independently owned and operated. That national structure gives homeowners confidence in the written guarantee, and our local accountability gives you a real person to call. Troy Eastman owns this location, and he is the one who answers for the work.

What About Manufacturer Warranties on Prefab ADUs?

The prefab brands we build with, Abodu, Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed, each carry their own manufacturer warranties on structural components, panels, and factory-built systems. Those warranty terms vary by brand and model, and we walk you through them before you choose a product. What does not vary is our role: if a covered component fails within our 365-day window, we manage the warranty process for you. After that first year, we still point you in the right direction and work with the manufacturer to get answers. You are never just handed a PDF and wished luck.

Do You Back Site-Built Work the Same as Prefab?

Yes. The 365-Day Done Right Promise applies to every project we complete, whether that’s a site-built garage conversion in the Excelsior, a stick-framed room addition in Noe Valley, or a prefab ADU panel installation in the Sunset. The guarantee is written into every contract, on every project type, in every San Francisco neighborhood. Site-built framing, sheathing, roofing, drywall, trim, paint, and finishes are covered under our workmanship guarantee for the full year. If it’s our work and it’s not right, it gets fixed.

Why Does a Written Guarantee Matter More Than a Handshake?

The bathroom inside a new ADU

Because a handshake doesn’t hold up very well when the fog rolls in and you’re looking at a crack in a wall seam at month nine. San Francisco homeowners are paying real money for added square footage, whether it’s a JADU inside the house or a backyard ADU with a separate entrance. The written guarantee, the written price, and the 365-Day Done Right Promise exist so that the entire relationship is documented before the work begins. You know what you’re paying, you know what you’re getting, and you know what happens if something isn’t right. That is the only way Troy Eastman does business in San Francisco.

If you are planning an ADU, a home addition, or a room addition in San Francisco, start with the written price. Call (424) 328-5746 to schedule your free estimate. You’ll get real numbers in writing before any work starts, and a written guarantee that stands behind every part of the job.
