Cover New Detached ADU: The San Francisco Owner’s Guide
If a Cover new detached ADU panel, fastener, or seal component has failed on your San Francisco property, we stock compatible replacement parts and install them for a typical range of $350 to $1,800 depending on the part, access, and finish work involved. Most panel and trim replacements on Cover units are completed in a single visit, and we schedule within a few days of your call. Owners usually find the problem the same way: a visible gap at a corner seam, a soft spot on an exterior wall, water staining inside near a window return, or a fastener that has popped loose after a wind event off the Pacific.
Cover builds its detached ADUs as panelized systems, which is good news for repairs. The bad news is that the panels are engineered to tight tolerances, so the parts that fail first are almost always the ones exposed to San Francisco’s moisture cycle: exterior sealant, corner trim, and the lower wall panel edges that sit closest to grade. We’ll walk through exactly what to check before you spend a dollar.
Which Cover Models This Applies To

Cover’s detached ADU line spans the Studio, One-Bedroom, and Two-Bedroom models, and all of them share the same basic exterior component architecture. The parts we stock and replace fall into three groups: panel-to-panel joint seals, window and door surround trim, and lower wall panel edges and flashings. If you can find the small metal data plate on the interior side of your exterior wall near the electrical panel, it lists the model designation and year of manufacture, which tells us exactly which panel revision you have.
One compatibility gotcha specific to Cover: panels from units built before roughly 2021 used an older exterior trim profile that is not interchangeable with the current version. We can identify which revision you have from a photo of the failed area, then match it precisely. When an OEM Cover part is available, we quote it. When it is not, we use a weather-rated equivalent that matches the original profile and finish. We are an independent ADU and home addition contractor in San Francisco, not a Cover factory affiliate, so we give you the honest price difference and let you choose.
Signs Your Cover New Detached ADU Is Failing
- Gaps at wall panel seams. The panels expand and contract with San Francisco’s temperature swings. Over time, the factory sealant loses adhesion and separates from the panel edge. You will see a consistent gap or a dark line where two panels meet.
- Water staining near window corners. This is usually a window surround trim failure. The original flashing tape degrades, and driving rain from the west finds a path inward. Left alone, it will rot the panel substrate behind the finish.
- Soft or swollen lower panel edges. Cover units sit on a concrete pad or pier foundation. If the bottom trim or Z-flashing was not bedded correctly, capillary action pulls ground moisture up into the panel edge. You can press the exterior finish and feel give.
- Rust streaks below fasteners. The mild steel screws Cover uses at panel edges and corner trim will eventually rust in our salt-fog environment, especially on units within a mile of Ocean Beach or the Channel. Rust means the fastener has lost its protective coating and the seal around it has failed.
- Loose corner trim after wind events. Corner trim on Cover units is the most exposed component. Once a corner piece shifts, it channels water behind the adjacent panels. You may also hear it flutter during gusty nights in the Avenues.
Replacement Cost & What’s Included

In San Francisco, expect an installed range of roughly $350 to $1,800 for Cover new detached ADU part replacement. The low end covers a joint seal reapplication on one or two seams with minimal prep. The high end covers lower wall panel edge replacement with new flashing, substrate repair, and finish paint match. Parts are typically 30 to 40 percent of the total, with the balance in labor, access, and finish work.
Every quote we give is written before any work starts. No verbal estimate, no number that shifts when the crew shows up. The price includes removal of the failed part, inspection of the surrounding area, installation of the new or matched part, sealant, and clean-up. Work is covered by the 365-Day Done Right Promise, so if a covered repair fails within a year, we return and make it right at no charge.
DIY or Call Us?
You can safely identify the problem area and take photos before calling. Clearing leaves from the base of the unit, checking for visible gaps, and drying an interior surface are all reasonable owner tasks. But the panel joint seals, window flashings, and bottom trim on a Cover ADU are not places to experiment with a caulk gun from the hardware store. These are engineered junctions. If you seal a seam wrong, you can trap moisture inside the wall cavity, which does more damage than the original leak ever would. There is also ladder work involved for anything above shoulder height, and that is a fall risk worth avoiding.

FAQs

Factory-applied panel seals on Cover units in San Francisco typically last 6 to 10 years before they need attention, though units within a mile of the coast or on west-facing lots may need resealing closer to the 5-year mark due to salt air and wind-driven moisture. Call (424) 328-5746 and we can tell you whether your unit seems ahead or behind that curve.
Joint seal failure can almost always be repaired by removing the old sealant and reapplying a marine-grade product. Physical panel edge damage or corroded flashing needs replacement, not a patch. If you send us a photo, we will give you our read before any work is scheduled.
Most Cover ADU part replacements in San Francisco take one visit of 4 to 8 hours, including prep, install, and finish. A complete lower panel edge replacement on multiple walls may stretch to a second day. We confirm the timeline in writing with your price.
We stock common sealant systems, flashing profiles, corner trim, and fastener kits that match Cover panel dimensions on every truck, and we can usually complete a standard repair in one visit. For model-specific OEM pieces, we order ahead and schedule around the delivery, and we always tell you upfront which scenario you are in.
If your Cover new detached ADU in San Francisco is showing any of the signs above, do not wait for the next storm to make it worse. Call (424) 328-5746 and we will give you a straight answer, a written price, and a date. We also carry compatible parts for Abodu and Dvele units if you ever need them.
