Cover Garage Conversion ADU: The San Francisco Owner’s Guide

We stock and install Cover-compatible garage conversion ADU parts across San Francisco, with most replacement components running between $350 and $2,800 installed depending on what failed. If your Cover garage conversion is showing signs of trouble, we can typically diagnose it within a day or two and complete the swap in a single visit once the right part is confirmed. Most San Francisco owners discover a problem the hard way: a door that suddenly sticks, a panel seam that starts pulling apart, or a roof membrane that bubbles after a heavy fog cycle.

A quick note before we get into specifics: Benson ADU San Francisco is an independent service provider. We’re not affiliated with Cover the company, but we’ve worked on enough of their garage conversion builds across San Francisco to know exactly which parts fail, which ones hold up, and what it takes to get a unit back to weathertight and functional without gutting the whole thing.

Which Cover Models This Applies To

Cover garage conversion ADUs come in a few distinct generations, and the part compatibility gets tricky fast. The original Cover units built between 2017 and 2021 used a wall panel system with exposed steel corner posts and a specific 22-inch panel width. Later builds, particularly those manufactured after Cover shifted their production line to the Gardena facility, moved to a wider 24-inch panel module and a different sill flashing profile. If you have an older unit, the 22-inch panels aren’t interchangeable with the newer 24-inch framing channels, even though the exterior cladding looks nearly identical from ten feet away.

Here’s the practical way to identify what you have: look at the interior corner where the wall meets the floor. Original units have a visible steel angle bracket stamped with a six-digit serial code. Newer units have a recessed aluminum channel with a printed label that includes the build date. If you don’t see either, check the electrical panel door, which usually carries a small Cover spec plate. Matching the panel width and the corner bracket style tells us everything we need before we bring parts out.

OEM Cover parts are still available for most models, though lead times from their parts desk have stretched to four to six weeks for some cladding components. We keep quality aftermarket equivalents in stock for the most common failure points: door gaskets, panel seam tape, roof membrane patches, and window flange kits. For structural members like wall studs or roof beams, we always recommend OEM. The aftermarket structural pieces just don’t carry the same engineering tolerances.

Signs Your Cover Garage Conversion ADU Is Failing

  • Persistent musty smell inside the unit. This usually points to a failed seam seal or a compromised roof membrane. San Francisco’s damp summers and heavy morning fog concentrate moisture on the flat roof sections, and once water gets into the wall cavity, it takes weeks to dry out.
  • Visible panel gaps at the corners. Cover units use a compression-fit panel system that’s designed to flex slightly. When the gap opens past about a quarter inch, the silicone shear block inside the seam has likely broken down or shifted out of position.
  • A door that scrapes or won’t latch properly. Garage conversions sit on concrete slabs that can settle unevenly in San Francisco’s varied soil. When the slab shifts even a half inch, the pre-hung door frame torques and the adjuster screws max out. It’s rarely the door itself; it’s the frame-to-panel connection.
  • Soft spots on the interior wallboard near the window line. Cover’s window flashing was revised in later production runs because early versions didn’t fully shed water at the jamb. If the wallboard feels spongy below a window, the flashing has likely delaminated and water is tracking inside the frame channel.
  • Bubbling or peeling on the roof membrane. The membrane Cover uses is rated for about ten years of direct sun exposure, but San Francisco’s UV intensity combined with thermal cycling from cold nights to warm afternoons can cut that lifespan to seven or eight years. Once you see bubbles, water is already working into the seams.

Replacement Cost & What’s Included

For San Francisco homeowners, here’s what we quote for the most common Cover garage conversion ADU repairs:

  • Door gasket replacement: $350 – $550 installed
  • Panel seam reseal (per seam): $180 – $320
  • Window flashing kit replacement: $650 – $950 installed
  • Roof membrane patch (small, under 10 square feet): $750 – $1,200
  • Full roof membrane replacement: $2,200 – $2,800
  • Corner shear block replacement (per corner): $400 – $700
  • Door frame realignment and rehang: $500 – $850

Every price includes the part itself, labor, and disposal of the old component. We give you a written line-item quote before we start, and that number doesn’t move unless we open the wall and find something we genuinely couldn’t have seen from the outside. If that happens, we stop, show you photos, and get your sign-off before continuing. The workmanship is covered by our 365-Day Done Right Promise, and the parts carry their own manufacturer or aftermarket warranty.

DIY or Call Us?

There are a few things you can safely check without us: look for visible panel gaps wider than a quarter inch, run your hand along the interior wallboard near windows to feel for moisture, and take photos of any roof membrane bubbling. That’s genuinely useful information for us. The actual replacement work is a different story. These units are engineered systems: a seam reseal needs the right primer and tape, a window flashing replacement requires pulling the interior trim and reseating the jamb, and anything involving the roof means working at height on a structure that was never built for foot traffic. High-tension components aren’t the issue here the way they are with garage door springs, but the waterproofing failures absolutely need to be caught early and fixed correctly. A bad seal job just traps moisture inside and makes the eventual repair bigger.

If you’re not sure what you’re looking at, call us at (424) 328-5746. We’ll talk through what you’re seeing and tell you honestly whether it needs a service call or just a photo and some time to monitor.
